Architectural Services

The component parts of any refurbishment or construction project will each have its own individual characteristics; however, the following parameters should generally apply in most instances: -

Discuss the client's architectural requirements, including provisional time-scale and any financial limits.

Timetable / Programme of works - A C Liani (Yorkshire) Limited can prepare an outline timetable and fee basis specific to the project.

We are able to carry out initial studies that may be necessary to determine the feasibility of the client´s requirements.

An initial site visit / appraisal would normally be carried out at briefing stage to determine the extent of the required architectural services.

A C Liani is able to advise on the selection and suitability of sites and conduct negotiations concerned with sites and buildings if required.

We are able to make measured surveys, take levels and prepare plans of existing sites and buildings.

We are able to make inspections, prepare reports or give general architectural advice on the condition of premises and prepare schedules of dilapidation's and negotiate them on behalf of landlords or tenants.

A C Liani is able to advise on the need for other consultants' services and on the scope of their works.

We are able to advise on the need for specialist contractors, sub-contractors and suppliers.

We can lead a 'design team' together with other consultants and are able to analyse the client's requirements and prepare outline proposals and a 'budget' cost of the works for preliminary approval before proceeding to the next stage.

A C Liani is able to develop a scheme, taking into account any amendments requested by the client, prepare a cost estimate and give an indication of the possible start and completion dates for the contract.

We will, on behalf of the client, make applications for the statutory approvals where required, i.e., planning permission, building regulations and other approvals where relevant.

A C Liani would develop the architectural scheme design and co-ordinate any design work done by other consultants.

We are able to prepare special drawings or technical information for development plans for large buildings and indicate phased works for future development.

Our Chartered Designer is able to offer a full interior design service and design, or advise on the selection, of furniture and fittings and inspect the manufacture of such furnishings.

A C Liani Limited is able to carry out preliminary cost planning for a building project, including the cost of associated design services, development, landscaping, furniture and equipment and other specialist services, together with advice on design and construction costs, and cost in use.

Together with other consultants A C Liani (Yorkshire) Limited can prepare drawings, schedules and specifications for inclusion in, or with, a bill of quantities or specification in sufficient detail for a contractor to prepare a competitive tender.

A C Liani Limited is able to administer the contract during the works on site.

A C Liani Limited is able to provide project management from inception to completion, prepare briefs, appoint and co-ordinate consultants, construction managers, agents and contractors and monitor time, cost and agreed targets.
